Clayton housing developments under way

CLAYTON — With three housing developments already under way and a fourth in the planning stages, the city of Clayton is expected to see housing opportunities abound over the next two years or more.

The Grand Villas of Clayton is currently being developed on the west side of Hoke Road just south of National Road. The development consists of 120 single family “attached” units on 15.144 acres.

Some buildings will house six units and others eight units with rental rates ranging between $1,500 and $2,000 a month, according to Jack Kuntz, director of development.

Grand Traditions is targeting empty nesters, seniors, and young professionals with this project.

There are currently four buildings under construction with one of the four a community clubhouse.

“They are shooting for a May-June date to start having people move in,” Kuntz said.

Part of the development plan will see Hoke Road widened to 35 feet. A $2.6 million grant was received for improvements scheduled for Hoke Road.

For those seeking more traditional free standing homes, Arbor Homes is developing Hunter’s Path on 39.47 acres at the corner of Westbrook and Union roads. The new 125-unit community will include street lit sidewalks, a central park, water features with fountains and a multi-use path.

“They are working on some of the lots right now and we are anticipating getting permits for new houses some time this spring,” Kuntz said. “They are getting ready to plat the second phase of the development, which is located closer to the intersection.”

All of the infrastructure is in place for Phase I. Infrastructure for Phase II will be in place by the end of this year.

Prices for the homes in Hunter’s Path will be in the $250,000 range, according to Kuntz.

An existing housing development will be expanding. Wenger Village, Section III will complete the original Wenger Village community off Wenger Rd., just east of Crestway Drive.

This section of Wenger Village sat dormant for almost 15 years since its original approval.

All of the infrastructure for Section III is in place.

This project will include market rate patio style and estate style detached single family homes. D.R. Horton, the nation’s largest home builder, is the developer for this project, and they will follow the original approved plans to complete the community, which includes sidewalks, streetlights, and open green space throughout.

Home prices will start in the $300,000 range, according to Kuntz.

“They are hoping to have lots sold in the next few months,” Kuntz stated.

Northwood Estates at the corner of Haber and National roads consists of 33.69 acres and 113 lots with homes in the $400,000 to $450,000 price range.

“They received the preliminary rezoning and preliminary plan approval last year and they are still working on their final development plan,” Kuntz said.

He anticipates that the developer will come back with its final development plan by the end of this year.

“I think right now Clayton is proving to be the hottest housing market in Northwest Montgomery County,” Kuntz said. “I think what you are seeing is that we are going to be bringing some diversity of housing styles into the market, which is good. I think it lends itself to being why Clayton is one of the best places to raise a family, retire or work in Montgomery County.”

The city forecasts that between $75 million and $100 million in new housing projects will take place in the next five to 10 years.
