EATON — Preble County Commissioners heard five zoning cases during a regular meeting on Wednesday, Nov. 4.

Commissioners Denise Robertson and Chris Day approved four of the five cases presented while denying one case.

The two commissioners decided not to approve zoning case number 1391 after numerous residents spoke out against it at the meeting.

Commissioners were not the first to fail the case, as the Zoning Board denied it on Tuesday Oct. 6, with a 3-0 vote. The case however did pass the Planning Commission on Thursday, Sept. 17 with a 6-3 vote.

At the heart of the case was the splitting of a property on South Somerville-West Elkton Road. One major concern expressed was that the property being created would not feature 200 feet of road frontage, a standard for other properties in the area.

Both commissioners in attendance voted not to pass the zoning case, which Robertson said was based on the lack of road frontage and other details of the case which involved the divorce of the current property holders.

Zoning case number 1389, a case involving a property in Gratis Township on Johnson Road, was approved by the two commissioners.

Case number 1390 was also approved by the commissioners. It involved property in Jackson Township near Paint Road.

Case number 1392 involved a piece of property on Stevens Road close to U.S. 127 in Monroe Township, and 1393 involved a piece of property in Gratis Township at the intersection of Creek View Drive and West Elkton-Gifford Road. Both were passed.

The four cases which passed were described as “pretty straight-forward” during the meeting, and simply adjusted acreage and “cleaned up property lines” in the areas. They were passed unanimously by the Zoning Board and Planning Commission.

In other business, commissioners noted receipt of a letter from the Ohio EPA alerting them that recent test results from monitoring well R-3 at the Preble County Landfill were due to natural causes and were not being caused by the Preble County Landfill.

Commissioners approved Resolution 643, which confirmed the price of dog licenses in Preble Count. The cost for these will remain the same as the previous two years. A dog license currently costs $14 per dog.
